What You Need to Know Before Settling Down in Warsaw

  • Size & Commute: Warsaw is very spread out. The city spans approximately 50 km from east to west and north to south. You may need up to 1.5 hours to travel from one end to the other, so your commute to work or school matters.
  • District Structure: Warsaw is divided into 18 districts:
    Bemowo, Białołęka, Bielany, Rembertów, Wawer, Wesoła, Wilanów, Włochy, Wola, Ursus, Ursynów, Śródmieście, Targówek, Praga-Południe, Praga-Północ, Ochota, Mokotów, Żoliborz.

Each district is further divided into osiedla (smaller neighborhoods), each with its own unique character and infrastructure. Before relocating, research your chosen osiedle carefully — schools, transportation, safety, and green spaces can vary significantly.

In the past you could think that there was no good reason to head to Warsaw's north-eastern residential district but this is changing. It is a leafy residential district continually getting bigger. Białołęka is one of the youngest districts in Warsaw considering the age of its inhabitants. About two-thirds of Białołęka families live in multi-storey residential complexes. Public transportation remains a complicated topic. Besides buses taking you to the center you can rely only on your own car. So commuting from Białołęka is still a challenge time-wise. The opening of the first tram connection is scheduled for 2028.

It may be difficult to enroll your child to a public school in this densely family populated area. Legally your child can not be refused but public schools in the are crowded and fighting for space. This results in overcrowded classes and shifts scheduled for younger and older students.

Bielany is a rich in green areas district situated in the north-west part of Warsaw, on the left bank of the Vistula terraces. It encompasses green city forests areas such as Młociny, “Olszyna”, Linde, Kępa Potocka Park and Keller’s and Brustman’s Ponds.The district is very well connected with the rest of the city by the subway line running from the south to the north of the city (M1). Three universities have their headquarters in Bielany: Academy of Physical Education - the largest sports university in the country, Cardinal Stefan Wyszyński University and the Medical Centre of Postgraduate Education. Diverse parts of the district may vary in its character:

Chomiczówka, Wrzeciono, Piaski

Are populated with mostly multifamily residential apartment buildings. Most of them were created in the 70 and 80s.

Huta Warszawa

was named after Huta Warszawa - a steel producer launched in 1957 and which became Poland’s largest producer of high-quality steel, employing around 10,000 people at its peak and serving as a key hub of social, educational, and cultural life in Warsaw. It was privatized in the 1990s and acquired by ArcelorMittal in 2006, the plant continues operating today, preserving its steelmaking traditions in a modernized form. Today, it is a residential and partially post-industrial area, where traces of its industrial heritage blend with green spaces and modern developments.

Las Bielański

It is a historic nature reserve preserving remnants of the primeval Mazovian forest, home to old oak, lime, and hornbeam trees as well as diverse wildlife. It also holds cultural significance, featuring the 17th-century Camaldolese Monastery and serving as a popular spot for walking, cycling, and recreation.

Marymont Kaskada and Ruda

Both parts (Kaskada and Ruda) lie along the Vistula escarpment and are known for the mix of residential areas combining postwar housing estates with older village-like sections that retain traces of the rural past with modern sports facilities, and green spaces.

Młociny

Młociny mixes residential neighborhoods with commercial areas and extensive green spaces, including parks and riverfront areas. It is also a key transport hub, home to the Młociny metro terminus and bus interchange, linking the city center with northern suburbs.

Placówka

This part of Bielany retains a semi-rural character with low-density housing, gardens, and proximity to open green areas. Its quiet atmosphere contrasts with the more urbanized parts of Bielany, offering a peaceful, almost village-like setting within the city.

Radiowo

is best known for its former municipal waste landfill, which has been undergoing reclamation and environmental rehabilitation. The area also includes small residential zones and is bordered by forests and open fields, giving it a more peripheral, semi-rural feel
